Retail Store Portfolio
The Just Group's stores are all operated on a leasehold basis and range in size from 50sqm to 600sqm with an average size of around 140sqm. Stores range in location from major shopping centers (such as Chadstone and Chatswood) to prime retail strips (such as Oxford Street and Pitt Street in Sydney, and Chapel Street and Bourke Street in Melbourne) to country towns (such as Kalgoorlie and Armadale) and to resort villages (such as Port Douglas and Broome).

The large portfolio of stores makes The Just Group a key tenant for the major landlords of retail properties in Australia and New Zealand which has allowed the Company to develop a detailed knowledge of retail property markets and efficient portfolio management practices. The Just Group has strong relationships with its major landlords. Leases are distributed across The Just Group's major landlords, with no one landlord having greater than 20% of the leases in The Just Group's portfolio. Over 90% of leases are fixed rent with standard review terms (e.g. CPI increase). A standard lease in a major shopping center is typically for a term of five years.
The Just Group considers the look and feel of each store to be a key component of the product offering and branding proposition. The Just Group has a team dedicated to continuously refreshing the look and feel of the stores and reviewing the allocation of capital across the portfolio. In addition, The Just Group's visual merchandising team changes the store window displays on a fortnightly basis to maintain an energetic and stylish feel for the brands.
